What does a 999 year lease mean?
It means that you have a right to put your house on the estate’s land for 999 years.
Why do I pay a ground rent?
Because it is common practice on leasehold property. The ground rent also includes two
golf and two/four leisure memberships which have a far greater value than the ground
rent. Payment of the ground rent entitles lodge owners and their guests to all the
membership rights enjoyed by others.
Can I reside in the Wiltshire Leisure Village all year round?
The Village will be closed for the month of February each year.
This will fulfil all planning requirements and give our maintenance staff the opportunity
to get the area and the lodges ready for the Spring.
Can I buy a Lodge if my other property is abroad?
Yes, as long as you consider your overseas property is your main home.
Can I rent out my property?
Yes. You can do this directly yourself, use an agent of your choice, or use our recommended
agency (www.orionholidays.com). We will also service the flats for you if required.
What is a second home?
Your main residence is the home you consider to be your home. It may be owned
or rented. All lodges in the Village, or any other property, will be considered
as a second home as they will not be homes of principal residence.
Why do I pay a service charge?
The management will be responsible for the maintenance of the area, main services
and the exterior painting, etc, of the lodges. The charge will be on a cost basis with
regard to the actual service provided.
Can I get a mortgage?
Yes. We can arrange mortgages through a local agency or you can deal with your own company.
